The White Oaks real estate market was pretty consistent with December, with only small flucuations in price and number of sales.

Average townhouse price was $127,500 compared to $127,450 in December

Average price of detached homes greater than 25 years old was $178, 375 compared to $ 177,175 in December

Average price of detached homes les than 25 years old was $230,075 , up from  to $ 216,500 in December, but well in line with 2011 average price of $234, 280

 Let’s take a quick look  at 2011 and see how the realestate market performed in White Oaks during 2011.

During 2011, 133 houses were sold at an average price of $193, 764, compared to 2010 when 130 homes sold for an average price of $190,269

The average time on market in 2011 was 37 days and in 2010 it was 38 days.

The White Oaks house market has been very steady for two years, contrary to what you read in the news about “the real estate market” This is why it is so important to choose a REALTOR® who knows your neighbourhood.

The townhouse condominium market didn’t do quite as well with 2011 average price of $119,122 being approximately 3% lower than 2010′s average price.

For the second consecutive month, the number of homes sold is less than the previous month while year to date average prices are tracking slightly higher than 2010.

This is another indication that the real estate market in White Oaks and the London area is “balanced.”

Balanced Market: In a balanced market, the number of homes for sale satisfies the demand. Characteristics of this market include houses selling within a reasonable time period, sellers accepting reasonable offers and stabilized prices. The atmosphere is usually more relaxed.

The total number of homes reported as sold in October was lower than September while prices were up slightly

Detached homes more than 25 years old lead the way. Eight  homes sold at anverage of $191,188 compared to nine in September that averaged $183, 167.

Year to date (October) 59 of these homes have sold matching the number od sold in the full year of 2010. Average price year to date is $189, 367, down very slightly from last year’s average of  $190,096
